REITs Analyzed: A Path to Bigger Investments
The Securities and Exchange Board of India (SEBI) is making a big move to help Real Estate Investment Trusts (REITs) become a more popular investment choice. Chairperson Tuhin Kanta Pandey explained that SEBI is planning to include REITs in major stock market indexes. This would make them more visible and attractive to investors.

Currently, REITs manage a lot of money – around Rs 9.25 trillion. However, the Indian REIT market is still smaller than many other countries’ markets. SEBI believes there’s plenty of room for growth, and adding REITs to the main stock indexes is one way to do that.
To boost this growth, SEBI is looking at several changes. They’re considering allowing REITs to invest in newer projects through something called ‘greenfield projects,’ but only with extra safety measures in place. This will be done after talking with all the people involved – like the Insurance Regulatory and Development Authority of India (IRDAI), the Pension Fund Regulatory and Development Authority (PFRDA), and the Employees’ Provident Fund Organisation ( EPFO).
SEBI also wants to make these investments more appealing to regular people. They’re working on making the rules simpler, so more people will understand and want to invest in REITs. Retail investor awareness is currently very low, at less than 1%.
Importantly, SEBI is committed to keeping the rules strict, especially around how REITs are run and how much information they share. This inclusion in indices will ultimately help build strong, long-term investments and strengthen India’s ability to fund important infrastructure projects.
